Every month I analyse Marbella, Benahavís, Estepona and Mijas from Registro de la Propiedad records. How many homes are actually changing hands, and whether that is rising or falling. How much stock is standing against that demand. How long each segment is taking to absorb. And what buyers signed for, which is never what sellers asked for.

I do not write it to be seen as an expert. I write it because a market I have not measured this quarter is a market I cannot advise on, and because the strategy has to adapt to what is actually happening. Everything I learn goes into the next home I take on.

Why I work this way

Selling is not one decision. It is a sequence of them.

I did not train as an estate agent. I trained as an engineer, and I spent my first career on international infrastructure projects, where a number that is wrong by five per cent is not an opinion you defend. It is a failure you explain.

So I do not start a listing by guessing a figure. I start by measuring four things, and the launch price, the timing and the campaign all come out of them.

What is actually changing hands

Closed transactions from the Registro de la Propiedad. How many, in which zones, in which segments, and whether the trend is rising or falling. Evidence rather than intention.

What you compete against

The homes a buyer will see in the same afternoon as yours. Not the market in the abstract: the six or seven properties yours has to win against.

How long your segment takes

Absorption. How much stock is standing against current demand in your band, so the timeline is a number we agree on rather than a hope.

What is stuck, and why

Similar homes that have been on the market for months without moving. Together they map the line a property does not cross. Almost nobody puts this on the table.

That analysis decides three things at once: where the home launches, how long it should take, and where the campaign goes. Registered buyers first, collaborating agencies second, portals third. Sequenced, not simultaneous, because the first weeks are the only weeks with a real audience.

My clients do not come to me for the highest number. They come because they want to know where the number comes from, and what it will cost them if they ignore it.
