Before a plot is a house, it is a planning file.

Two plots side by side can carry very different projects. What decides it is the urban classification, the buildable coefficient and the maximum occupation the municipality allows, the permitted height and setbacks, and whether the plot is fully urbanised or still carries pending development charges. On the ground it is the slope, the access, the orientation of the buildable footprint and how far the connections for water, electricity and drainage actually reach.

We read that file before recommending an offer, because those parameters set what you can build, and what you can build sets what the land is worth. Only then does the arithmetic make sense: the price of the plot, the cost of construction at today's rates, and what a finished house of that size sells for on that street according to closed transactions in the zone.

What buying land here actually costs

Beyond the price of the plot: ITP or VAT depending on the seller, notary and registry, the building licence and the ICIO municipal construction tax, the architect and technical fees, project management and the construction itself.
