Cuando vende su vivienda habitual en España y usa ese dinero para reinvertir, bien para otra vivienda habitual o bien para reformar la que va a ser su vivienda habitual, la ganancia de capital esta exenta de pagar impuestos. Sin embargo, si no va a reinvertir el importe total, el capital obtenido y no usado para adquirir una nueva propiedad si tendrá que pagar impuestos. Empezaremos detallando cómo se calcula el impuesto sobre las ganancias de capital y así saber lo que se puede ahorrar para a continuación detallar los requisitos para obtener la exención.
Impuesto sobre las ganancias de capital
El impuesto sobre las ganancias de capital grava el capital ganado cuando vende su propiedad. La ganancia de capital es la diferencia entre el valor de adquisición y el valor por el que se transfiere la propiedad. El valor de adquisición es, en general, definido como el precio de compra más las inversiones y mejoras realizadas más los gastos de la compra. El valor de transferencia es el precio de venta menos los gastos de la venta. Todos los costes deducibles han de ser demostrados con facturas.

Este es el impuesto que se ahorra cuando reinvierte el capital ganado por la venta de su vivienda habitual.
Requisitos para la exención
** En cualquier caso, si el vendedor es mayor de 65 años, la ganancia de capital que se genere cuando venda su vivienda habitual estará completamente exenta de este impuesto.

Capital Gain Tax
The capital gain tax levies the capital gained when selling your home. The capital gained is the difference between the acquisition value and the transfer value. The acquisition value is, in general, defined as the buying price plus the investments and upgrades on the property plus the purchase costs. Requirements for the exemption
** In any case, if the seller is older than sixty five years, the capital gained when selling his/her primary residence is exempted of paying taxes.
