Creo que esto es bastante interesante: de acuerdo a un estudio realizado entre sus clientes por rightmove.co.uk, la mejor página web inmobiliaria inglesa, España es el pais preferido para sus compradores internacionales. Tienen más de un millón de visitas al mes por lo que los datos deben ser representativos.




El Visado de Residencia para Inversores en el Sector Inmobiliario. El Visado Oro Español.

En Septiembre se publicó la ley por la que se aprobaba la concesión del visado de residencia en España para los inversores en el sector inmobiliario. Desde entonces hay muchos rumores y muchas dudas en el sector por lo que pense en pedirle a Dña. Blanca Loring, experta en derecho de extranjería, que me preparará una breve nota con los puntos más importantes a los que la ley se refiere. Dicha nota es la que transcribo a continuación:

La ley que concede a los ciudadanos de fuera de la UE la residencia en España por realizar una inversión inmobiliaria ya ha entrado en vigor. Este visado de residencia tiene las siguientes características:
  • Los extranjeros que adquieran bienes inmuebles en España por un valor igual o superior a 500.000 eur podrán vivir en España por el tiempo máximo de un año.
  • Posteriormente podrán obtener una autorización de residencia por dos años, renovable cada 2 años siempre y cuando se mantenga la inversión inmobiliaria de 500.000 eur.
  • Permite a los extranjeros viajar sin visado por los 26 países del "Espacio Shenguen"
  • Permite la reagrupación familiar. El cónyuge y los hijos menores de 18 años. Se puede solicitar conjunto y  simultaneo o sucesivamente.
  • No hay un período mínimo de estancia en el territorio español, pero el titular del visado y/o la autorización de residencia deberá viajar al menos una vez a España durante el período anterior a su renovación.
Procedimiento, requisitos y documentos:
Los visados de residencia se piden en el consulado de España en el país de origen y es necesario presentar la siguiente documentación:
  1. Copia de todas las hojas del pasaporte
  2. No encontrarse irregularmente en territorio español.
  3. Ser mayor de 18 años.
  4. Carecer de antecedentes penales en España y en los países donde haya residido durante los últimos cinco años.
  5. No figurar como rechazable en el espacio territorial de países con los que España tenga firmado un convenio en tal sentido.
  6. Contar con un seguro público o un seguro privado de enfermedad concertado con una Entidad aseguradora autorizada para operar en España.
  7. Contar con recursos económicos suficientes para sí y para los miembros de su familia durante su periodo de residencia en España.
  8. En el caso de esta reagrupando a la familia, probar los lazos familiares (Certificados de nacimiento/matrimonio)
  9. Probar la propiedad de uno o mas inmuebles en España con una inversión neta total de mínimo 500.000 eur. Es posible financiar la cantidad que exceda de 500.000 eur. La inversión se prueba mediate la Certificación con información continuada de dominio y cargas del registro de la propiedad. Si la inscripción en el registro de propiedad se encuentra en trámite es suficiente la certificación en que conste vigente el asiento de presentación del documento de adquisición, acompañada de documentación acreditiva del pago de los tributos correspondientes.
  10. Abonar la tasa por tramitación de la autorización o visado.
Las solicitudes de visado se resolverán y notificarán en el plazo de 10 días hábiles.

VISA Residence for Real Estate Investors. Spanish Golden VISA.

The new law giving Spanish residence to those buying properties in Spain was passed in September. There are lots of rumors and interpretations so thought it was a good idea to ask Ms. Blanca Loring, an expert on immigration law, to produce a brief note with the most important points that law refers to. This article is what she produced for me:


The legislation granting non-EU nationals the Spanish residency via property investments has now officially been made law. The residency visa will:
  • Initially entitle foreigners buying properties for 500.000 euros or more to stay in Spain for a maximum of one year.
  • Entitle investors to obtain a further two-year Residency permit, renewable every 2 years as long as the investment threshold of 500, 000 Euros is maintained.
  • Enable investors to travel without a visa within the 26-country European “Schengen zone”.
  • Allow family re-unification. The spouse and children under 18 can apply for Residency at the same time as or after the initial application.
  • There is currently no minimum stay period in Spanish territory, but the holder of the Spanish Residence Permit must travel at least once to Spain during the period preceding each renewal.
Procedure, requirements and documents:
The application for the Residence Visa must be submitted to the competent consulate of Spain in the country where the foreigner lives and the following documentation will be needed:
1.     Photocopy of all pages of the passport.
2.     Not being found illegally at Spanish territory.
3.     Of age.
4.     Not having criminal records in Spain and the countries where the aplicant has previously lived during five years.
5.     Not appear as objectionable in countries with which Spain has signed an agreement to that effect
6.     Proof of having public or private insurance authorized to operate in Spain.
7.     Having sufficient economic means to cover personal and family living expenses.
8.     If the family is being reunited, proving the family ties (marriage/birth certificates)
9.     Proving the ownership of one or more immovable properties in Spain with an overall net investment contribution above 500.000 euros. Financing is possible for amounts in excess of 500 thousand euros. The proof of the investment must be made through a Registry of Property certificate attesting ownership. Or, if the ownership title is not yet registered, via a copy of the acquisition public deed and proof of filing the deed in the Registry
10.  Proof of having paid the Visa´s fee.

The investor visa application will be studied and solved in 10 working days.
