The Costa del Sol market is down 30%: what it means for the price of your home in 2026

For months I have been asked the same question: what is happening to the market? In the June issue the answer is no longer a feeling, it is Land Registry data.

What this issue is about

In the first quarter of 2026, resale volumes fell by around a third compared with the same quarter of 2025. Since it is the same period, the drop is real and not the usual slow start to the year.

  • The whole market has slowed at once. All four municipalities fall between 31% and 35%. When different areas move the same way, the cause is general: interest rates, financing, the international environment.
  • Buyers are in charge now. Homes take longer to sell and inventory builds up. But a slower market is not a cheap market: what is well priced still sells quickly.
  • The asking price is the only lever. A well-priced home sells in under 90 days with a discount of under 3%; an overpriced one keeps chasing the market down.

Also in this issue: which taxes you pay when you sell

The third page summarises the two main taxes when selling a home in Spain: the capital gain (ganancia patrimonial), paid to the Spanish Tax Agency on the profit, and plusvalía municipal (the municipal land-value tax), paid to the town hall. With the 2026 rates for residents and non-residents and the 3% withholding made by the buyer. It is covered in full, with an example, in which taxes you pay when selling in Marbella and Benahavís.
